The apartments are great. Good layout and above average square footage. Great proximity to shops and restaurants. The valet living picks up trash but not on Friday or Saturday (costs $25 monthly). If you have to take the trash out yourself you walk a city block to do so. They do not empty the pool trash on a weekend so they are overflowing (see photos) There are no assigned parking so you might have to park quite far from your apartment at times.

I applied to live here under the agreement that we’d be locked in for the price of a 3b2ba apartment at the time of February 2024, which was 1683/mo. Watermark got in contact with me in June and said they had an apartment available for 1919/mo, I declined since that’s not what I applied for. I requested my admin fees be refunded to me due to the apartment price I applied for being unavailable, I was told they NEVER had apartments available for 1683/mo and they wouldn’t refund. I have text messages showing the price I applied for.

Edit: I have emailed the email from the property reply, I have not received a response two months later. Don’t rent or apply here as they’re going to get you to pay admin fees and application fees for an apartment that you’re never going to get and refuse to refund if you don’t want the over priced property they offer you 5 months later that you never applied for.

Ridiculous move-out charges. Maintenence would enter the apartment frequently without notice while I was not home and create “work orders” to address imaginary problems. Pay a valet trash collection fee only to have the trash collected sometimes and there were points where trash was not collected for 2-3 days at a time. Started out great with really nice staff, experience declined over the last 6-8 months of the lease.

I have lived at Watermark for several years and have had a wonderful experience. Bre, Sydney, Emma, and Jeris go above and beyond to make sure everything is taken care of. I know if an issue arises, they will find a solution quickly. The property and apartments have been kept up very well over the years. I’ve lived in various floor plans, and each are great. I had to urgently and unexpectedly move from a third floor to a ground unit and Jeris found a new apartment for me within hours. Bre, Emma, and Sydney made the transition as smooth as possible. I’ve had friends move into Watermark based on my recommendation and they love this place just as much as I do. Maintenance responds very quickly to any requests and resolves issues promptly. I have nothing but great things to say about living here. The staff is like family. I wouldn’t want to live anywhere else!

Watermark is a great complex. I lived on the south side (facing Van Asche / Kohl's / Target area) of the property in an Avalon Upper model (873 sqft). It has been a great experience. Management team (Jeris, Sydney, Emma) are awesome and very friendly. The apartment itself is very spacious with plenty of storage inside the garage unit that comes with the Avalon Upper. The interior is modern, beautiful and very comfortable. The only maintenance issue I ever had was an AC outage - it was fixed within a day. The pool, grill area, and workout facilities are great amenities. The twice monthly social events are a really nice addition especially for newcomers to the area - Nathan and Faith do an outstanding job. Watermark is also walkable to the Razorback Greenway, a long trail system in NW Arkansas. You're also a one-minute drive from most of the shops and restaurants in Uptown Fayetteville which is very convenient. I have to leave soon for a new job out of state, but I would live here again if I come back to Fayetteville.

Watermark at Steele Crossing is a wonderful place to live. The apartments are beautiful and the grounds are very well taken care of.
The staff is very kind and helpful. The gym and pool are awesome.

This is an exceptional apartment complex and I love living here. The staff is always friendly and helpful and ready to help. The amenities are outstanding and the choice of living spaces are plentiful. I feel completely safe and love living in the middle of the Uptown area. It's great! My kitties love the balcony.
