I love it here! This is the nicest place I have lived, and it seems well taken care of. Management is very easy tobtalk to, and relatively attentive, as is maintenance! Our dog loves the grounds as well, and loves visiting the office to say hi! Overall, this experience has been amazing so far, and I look forward to being here for a while. ❤️

Lovely experience so far! The complex is beautiful and my family has loved our apartment. The office staff is very approachable and kind and easy to communicate with, and maintenance has been quick on the draw with any issues that have sprung up. Thank you guys for all that you do.

My experience at Reserve at Chad Colley Apartments has been disappointing. For over six months, I dealt with a severe cockroach infestation in my unit (#3308), which management failed to resolve despite multiple reports. When I followed up, I was met with dismissive behavior from Ms. Jazmynn Jackson, adding to my frustration.

The infestation and lack of action made living here unbearable, forcing me to leave. I would not recommend this property to anyone seeking a clean and well-managed living environment.

This has been the worst apartment complex I have lived in. The apartments are full of mold and have horrendous gaps in the doors that let in just about everything outside in the spring and summer time. All the negative reviews here that they continue to dodge and make excuses for are 100% factual. They are scummy.

The part that is the big problem for this complex is who they have working in the office. They are completely unorganized and never let us know of staff changes. Horrible at communication with tenants and horrible at communication among each other. They also attempted to deny my 60 day notice to vacate. Since moving out they have withheld my check on my deposit. They will purposely send it to the wrong place and when I ask for its status they don’t respond.

Canyon View did wonders with this property, well done, well managed. The Reserve is beautiful, hands down best property in Fort Smith area with no competition to come close as far as unique custom floorplans, garages, storage unit options and unbeatable amenities. Wouldn’t live anywhere else.

I have lived at The Reserve since September 2023. From the moment I completed my application and was approved, I have had nothing but positive experiences. The management staff is always helpful and available when I have questions.

I’ve had the need for a few maintenance requests and submitting them online was easy and efficient. The maintenance staff is skilled and friendly. They respond quickly and are willing to explain the reason for the problem and what might have caused it. I appreciate this very much.

My apartment is a one-bedroom. It’s roomy and comfortable. In addition to the usual appliances, I have an in-unit washer and dryer as well as a dishwasher - items that were not assured where I moved from and are hugely appreciated in my life now.

There is a fitness center, pool, and dog run. The grounds are well maintained and it’s quiet. All in all I could not be happier, and I hope to live here for many years to come.

I can't express how greatfull I am for Summer and all her hard work to not only getting everything together for me and my daughter to get our apartment but even more for getting our moving date pushed forward so we could move in sooner! She has been an absolute blessing through the whole process! I can't wait to get moved in!
