So disappointed. I went in hoping to get an apartment for my son and I. The manager said she would let me skip the wait list since I was applying for the newest addition and technically there wasn’t a wait list yet. I took off work two days early UNPAID to get the docs they needed. They told me I would qualify because I made below the required income SEVERAL TIMES and said they would try to get me moved in this week or next. I paid for the application fee and another $75 for something additional. Was called today and told they have denied me because I make $3,000 too much. I’ve confirmed several times that I am under the amount to qualify and even verified with my employer again what my yearly income is. Makes no sense. Very upset. After reading reviews, it looks like I’m not the only one they’ve done this too. Waste of money and time. They just want to make money off whoever they can.

Let me say this. I have a friend that lives here and she told me to come and apply. I’ve tried calling and no one answers the phone. So I decided to go out there and gather more info.

When I arrived they had a sign in the window stating they were on lunch. Come to find out that sign had been up since 12pm. I got there at 3:34pm.

I just so happened to see a young man walking around in the leasing office and decided to knock on the window. He then took the sign down. I spoke with a leasing manager and she says that these apartments are full, but to check back in 3-6weeks.

I went on to ask when is a good time to call and she responded “There’s never a good time to call”. I can only imagine how they treat their tenants. This is absolutely unacceptable.

I literally drove one hour to find out information only to be turned around when they could have just simply picked up the phone. Do better!

Just called and they said they have no apartments available but yet advertise that they do. And even had friends get in and skip the wait list but said theirs a 1-2 year wait list 😂

Been with The Peaks at Springdale for a while now. Staff has changed since previously coming here. Toni is amazing. She always gets her job done well and is pleasant to talk to. Maintenence is caring and does a good job. Apartment is sturdy and don't usually hear neighbors much at all. Definitely recommend for those looking for a secure well managed place.

Yes, they are new apartments, yes they are low income apartments. With that being said and in your mind.... they are fairly spacious, have a small storage building off patio/balcony BUT very cheaply built and extremely poor craftsmanship. Just hope Rich Smith Management didn't pay much, because they didn't receive much. I've worked in commercial construction as a General Contractor, for many, many years. I don't know who they had do the walk throughs, the punch list, final walk through and signed off on the CO.... But, they should be fired. Just saying

The apartments are beautiful and the office staff is out of this world!! It would make the perfect location for anyone looking for a great place to live.

I am so happy to call the peaks my home! Connie and Daisy are absolutely so sweet and are always so helpful. If something happens they are right on top of it!

Just Moved in a month ago haven’t had no problems manager is very sweet the Best Place ., I’ve lived in a long time I would recommend anybody to get apartment here
