Overall The Cliffs were a pretty good experience! Most people in the office were super good to deal with and really nice. We ended up having to sell our lease and move but even that was easy to navigate with their help. Everything was always fixed very quickly and the maintenance was very nice. I leave off a star just for the few times management was rude.

After over 15 years, I moved out of Cliffs 1. During my time there, I experienced many changes in management and neighbors. Overall, my experience has been a good one. The maintenance crew was amazing. I had one emergency after hours and the crew fixed it right away. All other issues were fixed within a day. I received most of my deposit which was sent within 30 days of moving out. The main issues were the noise from other tenants (walls are thin) and people not picking up their pet's waste.

I am so happy to call the Cliff’s my home, especially because of the property manager Britney. She makes my daughter feel like one of her own. She is always so kind when she speaks to us. She has made us feel so welcomed. I would recommend anyone to stay at the cliffs. She make sure that the property looks so nice. Her and the employees are just phenomenal people.

I lived here for approximately 3 years. In that time maintenance was minimal at best and often delayed. No yearly maintenance ever occurred (such as painting) while I lived in home. I left and was charged nearly $350 on top of the removal of my $250 deposit for a number of unnecessary fees (painting and resurfacing a countertop that did not need to be resurfaced). On top of this the day I moved out one of my friends informed me that I had been living with a water heater that was a fire hazard the entire time. When I called support services instead of helping me to figure these fees out, the woman on the phone insisted I was liable and in fact had agreed to it. For context, I had moved from another Lindsey Apartment in a different town and recieved none of these fees.

So I know the complex does have a majority of bad reviews but I am giving it 4 stars b/c I haven't had any real issues like the reviews. I have been living here for a year and I just renewed my lease for a second year. The apartments isn't the best of the best and does have older appliances but for the price, I can't complain. I'm a full time student and it fits in my budget as well! When I moved in the apartment, It was clean and all my appliances worked (and still do!) I would like to mention there was a slight paint color difference in one corner of the wall and it was white instead of eggshell but no complaints because my full size mirror covered it!
- I've spoken with management many times and I've never had an issue at all and they're always nice when I come over to pay my rent and when I renewed my lease.
- The maintenance is AWESOME. They always fixed my issues within 24-48 hours.
- It is in a quiet convenient location for me personally w/ a Neighborhood Market, a Planet Fitness and a few food places right up the road
- My neighbors are really nice and all quiet! We look out for each other and know each other by name 🙂
- The outdoor area is fairly well kept as it could be but I don't live by the lake so I don't get to see it often but the grounds are pretty clean besides the lake areas.
- My vehicle did get "broken" into but it was partially my fault because my I forgot to lock my doors, nothing valuable was stolen just some change but other than that it's been pretty good
Overall I've had a pretty nice stay here to be honest, hoping for a good second year until I move states!

Have lived here for over 5 years because of the little properties there are in Fayetteville that are worthy! Overall haven’t had the best experience. Okay place to start looking for better places. Would only live temporarily. Neighbors have been pretty trashy and excessive amounts of trash around. Management isn’t good, but that’s Lindsey for you. There’s a mirror in the kitchen? Whattt? Old appliances, many things broke in the apartment. Other than that scenery is good and pretty trails to walk or hike. The porch is a nice add on but I hate the old apartment feel, living room is a good enough size and okay bathrooms. Installing newer things into the kitchen and cabinets would be great. Dishwasher, sink, and washer broke.

We had a great experience at The Cliffs. The apartments are very nice and up to date for a great price! We loved having access to all the amenities (pools, gym, game room, tanning). Management was always great and very understanding! They went out of there way to provide us with an apartment with short notice after struggling to find availability in Fayetteville. The people that work in the clubhouse were always super sweet. I also loved the community, are neighbors were very nice. I always felt very safe taking my baby on walks and the views are also beautiful!
