Positive: Cute building, beachy feel to the interior and rooms. Bathroom small but nice. Tall sink was great!! Negative: Really? What is the point of asking this if I am given limited key strokes to explain Basically, hotel booking was nothing but a classic Bait and Switch. Very disappointing. Can't imagine paying full price in season for what I got.

My husband and I recently stayed at the lovely Breakwater Inn and Spa and thoroughly enjoyed our stay. Brian and his staff were so very accommodating, welcoming, helpful with local recommendations and offered nothing but the finest hospitality. The room was spacious with a gorgeous view of both the river and adjacent beach. There was a spacious porch that extended from our room on which we could easily socialize with our friends. The bed was very comfortable and the room offered all of the comforts that we needed for our two night escape. Additionally, the gym was clean, well equipped and offered a great workout. We look forward to many returns in the future. Thank you all for giving us the perfect winter escape! The O'Connors

We stayed in room 205 which was a nice size room in the Spa building. We know the property will be undergoing renovations and we are looking forward to seeing them when we return.

We miss Stripers restaurant and bar since it closed. It was a great place to grab a cocktail and enjoy the sunset. It was also a great place for your complimentary breakfasts.

The hotel is ideally located with view on the Kennebunk bay. From the pictures we expected a historic building but this one was infortunately far beyond that. The ladies at the desk mentioned there was a new owner planning to do thorough rénovations that should finish by late spring. Nevertheless, between now and then you pay 200 usd for a room with a smelly, stained rug and outdated amenities. Also apart from sleeps and some complimentary coffee there is no breakfast or other service that you would typically expect from a hotel.

This was a really nice place to stay. The rooms are huge. The room was super clean, especially the sink and bathroom areas. Tub drained pretty well as did the sink (big pet peeves when they don't). The room was well appointed with a coffee maker, soap shampoo and conditioner. Very comfortable bed, chairs and loveseat. The only reason I gave the room 4 stars instead of 5, is there is a lot of wear and tear. The carpet could be replaced, maybe fresh paint, etc.. just a facelift. But it was overall very welcoming and comfortable, and clean. I would definitely stay there again.

Awesome Hotel and Service! We came in for the Christmas prelude and the hotel was so convenient to everything in the area while being far enough away that it was also quiet! The rooms were absolutely gorgeous and Brian couldn’t have been more helpful.|On check-in, Natasha was like a Christmas angel! She made sure everything was taken care of and checked on us on a regular basis throughout our stay I would highly recommend this hotel

We adored our stay at the breakwater! The staff were so friendly and accommodating. We decided to upgrade our room and was huge with an outdoor patio that looked out to the water. We would definitely stay here again!

Our stay at the Breakwater Inn & Spa was excellent. We stayed in their cottage on the water which was modern, had a comfy bed, and all of the amenities needed including a full kitchen. Also, the view looking out into the water from the cottage was spectacular. We hope to get back soon and would recommend this place to anyone looking to stay in the Kennebunkport area!
