I’ve been staying here for three years, and the lack of consistency is insane. It seems I’ve seen more people leaving than coming once they realize how ghetto a beautiful complex can be.

There’s no consistency in the office. Throughout my three-year stay, the high turnover rate of management has had a negative impact on the apartment’s culture. Other than being money-hungry, that has remained the same.
•    Gated community – However, the gate has been broken and left open more often than it’s been functional.
•    Rent increases – They raise your rent every year, including the utilities package, which I understand happens almost everywhere. However, why not offer deals to loyal tenants? You give deals to new tenants just to get them to sign a lease, only to increase it later.
•    Paid parking issues – You pay for a personal parking spot each month, yet guests park in your spot whenever they want due to inconsistent towing. Parking might as well be free if that’s the case, as they pick and choose when to enforce the rules.
•    Inconsistent pest control – When I first moved in, pest control serviced the buildings once a month. Now, it seems they only come after multiple complaints about spiders or even scorpions creeping around. I got a whole balcony i never use due to it being covered with spiders and wasp. I let them have the balcony. With inconsistency when it comes to pest control.
•    Noise complaints & police activity – Noise complaints are common, and the police are occasionally called due to domestic violence in almost every building.
• I’ve even in brought coworkers to this place and they’ve become residents.. What about referral discounts..
• They took away valet trash months ago without announcing and people still leaving their trash outside waiting for it to get picked up.
* The office never answer the phone

When it comes to managing, consistency is key. In business, satisfying your customers is about more than just getting them to sign a lease.

I have an ADA apartment and for the most part it is amazing. The granite countertops are gorgeous. The concrete floors are very painful when you fall. The electric fireplace is cool but it takes up such a big space of a good wall with no mantle. The price is good, but one of the reasons I moved in was because of trash pickup since I’m disabled and that was taken away right before I moved in. It was never mentioned that it was taken away. They REALLY need to bring that back. Calling the office is absolutely pointless. They will not answer. That being said they usually respond to a text. They are always good to drop anything off I might need rather than me going to the office since it’s so hard.
The craftsmanship of the apartments is shotty. I have had my kitchen sink fall into the cabinets. My breaker flips every time I try to use my washer. My garage disposal is broken. My AC has leaked. The apartment was NOT clean when I moved in. The maintenance guys are nice but I often wonder if they even try to actually fix things.
The price is good in my opinion, but I just moved back here from Dallas. My electric alone there was well over 300 a month
I do wish they had alarm system, even though I feel safe here.
Overall I am happy here. Community engagement is good. My neighbors are all awesome and kind.

I love the apartment buildings themselves but I have had ongoing troubles with management and some other issues (difficult move-in process, told changes would be made on our portal account then not changed until after we go in on multiple occasions, consistent problems with our fridge (not sure if maintenance is actually fixing it), the gates never work, weren’t given a second mailbox key, the 24/7 contact doesn’t answer even if you get locked out of the apartment at 2 am, trash doesn’t get picked up anymore even though we paid for it to be in the beginning, etc). Ever since management has changed things have gotten better like more community engagement, cleaner property, more communication through mass texts, and just overall marketing of the apartments. I would recommend a friend to live here but I would make sure they’re aware that some issues may take a while to be resolved.

Living here has been a mixed bag. On the bright side, rent covers almost everything (except Wi-Fi), and there's some effort at community engagement—like a current raffle for a coffee gift card if you leave a review.

But let’s talk reality: spiderwebs, wasps, and spiders are out of control, reached out to office they said the spray in the winter? In what snow are there spider webs? My friend in building F, once saw a scorpion. I Had a crack in the washroom floor, I’m sure the floor was going to fall in… that took forever to get fixed, and the apartment wasn’t even cleaned when I moved in.

Parking is a nightmare. You pay $40 for a reserved spot, yet it might not even be available when you get home. They only enforce it randomly, which is frustrating. Add to that the weekly screaming matches on the third floor of Building A—domestic disputes that come with a side of frequent police visits (I've seen more police here than I ever have anywhere else 😂). Oh, and the gates? Never work. Trash outside doors? Sometimes picked up, sometimes not. Apartments reek of marijuana. If you neighbor smokes it will come through the thin walls & rises. Also, there is a soccer field near by, games happen frequent you can hear the announcer in your apartment, etc.

Oh most notable that has happens as of late, woman in building A, Toyota Camry w/ Louisiana plates, lets her of age 5-8 year old hang out side butt ass naked, and run around the parking lot naked. Several people have seen this more than once, she even let him hang out of the window of her operating vehicle naked, to where several of us thought he was going to fall out!

In short, I’m counting down the days till I can save up and break my lease. Wish I’d never moved here! Please do not waste your $1,150 & up for this place you can find better. Here are also some photos from my move in into dirty/ broken apartment!

Terrible apartments through and through. From gate codes never working, fake receipts saying rent was approved so they could maliciously accrue late fees, broken fire alarms that randomly go off at least 1x a month that wake up an entire building, lack of communication-(lived here for two years and never had a call answered) promotions being randomly removed/honored from lease, and it just goes on and on and on. Literally had property stolen from my front door steps and they couldn’t even show me camera footage. These property and whoever owns them have gone through multiple services and insane turnover since I moved in. There has been at least 10 new faces since I was there in June 2022. Avoid at all costs and upon moving in make sure there isn’t a move-in fee of $250 that is never mentioned tacked onto your account (what even is a move in fee when I paid $1250 for a security deposit?) stay away from completely
