As a visitor to Madison Landing, I’ve had the opportunity to see firsthand the challenges my son and daughter-in-law face living here. They moved to this complex over a year ago after my son was transferred for work, and they were looking for a “luxury” apartment complex. They trusted the positive reviews, but after visiting, I was surprised by some discrepancies between what’s promised and what’s provided.

Here are some of the issues I’ve observed:
1. Luxury Gated Community?
While residents are paying a premium for what’s advertised as a “luxury” gated community, there are multiple entrances that aren’t behind gates. The one gate that is supposed to secure the property is broken and nonfunctional.
2. Security Concerns
There are supposed to be security cameras in place, but I’ve found that many don’t work. My son’s car was hit in the parking lot, and because the cameras weren’t functioning, there was no way to identify the person responsible. Some residents have also reported having their cars broken into.
3. Dog Park Access
Despite claims of having dog parks, there are no visible signs or clear directions to them, and I’ve walked the area looking for one near my son’s apartment. As someone who helps care for the family’s pets, this is a significant inconvenience.
4. Noise Issues
The noise from the neighbors in the unit above is unbearable. It starts as early as 5:00 a.m. and continues intermittently throughout the day, with the worst noise starting again around 3:00 p.m. The stomping and loud sounds make it difficult to sleep or have a peaceful environment at any time of day.
5. Unpleasant Odors
Another issue is the strong smell of marijuana that wafts through the complex. It’s pervasive enough that when you step outside, it’s immediately noticeable, and it makes it uncomfortable to spend time outdoors.

While my son and daughter-in-law are paying a premium for a “luxury” living experience, the reality falls short of expectations. I hope the management takes these issues seriously and works to address them so that future residents don’t face the same frustrations.

I also spoke with some other residents who confirmed they are experiencing the same issues.

I love living here. I am going on year 3 and this is the 1st that we have done an ice cream social and it is the best living experience. It’s a very quiet community. Well update as of Jan.2025 I have moved out. I love the office staff and maintenance team is fast. The property manager needs to work on his customer service skills. Overall a great experience and would definitely recommend.

We've lived here for going on 5 years, and there has not been a single moment the staff and environment haven't been absolutely amazing. Maintenance is prompt and efficient, the leasing staff is friendly and accommodating, the schools are wonderful, and the property is always clean and picturesque. The list could go on and on, but there is no where else I'd recommend higher than Madison Landing for apartment living.

My husband and I have been at Madison Landing for a few years now, and we couldn’t have been happier with our choice. From the staff to the maintenance crew to upper management we have nothing but glowing reviews! They have accommodated all our needs and desires, and solved every major or minor problem in our apartment. If you’re looking for a place that has great management, no matter the staff, good customer service, speedy maintenance fulfillment services, and a quiet area, look no further.

I’ve lived here for over 3 1/2 years and will be moving out next month and am so happy. I’ve had good and bad experiences since the day of signing the lease. The worst has been the newer neighbors over the past year and a have mostly been pot smokers and don’t care about keeping the place clean or observing noise regulations. I’ve been told the management can only enforce the no-smoking policy inside the apartments. Well the residents still smoke inside but also outside as well so when I pull into my parking lot the smell overwhelms my car. And I still have the smell seeping into my apartment through the bathroom vents.

Newer management has been quick to respond to my maintenance calls but they don’t go beyond that. They’re not keeping up with routine maintenance such as keeping the parking lots lined properly- I can barely see the markings, and really can’t see them at night. I enjoy all the trees but wish they would take out dead ones and trim limbs that hang over the building.
