I have been a resident here for five years (paid over 100k in rent) and have experienced multiple rent increases. Given this, it is reasonable to expect certain maintenance services, such as professional carpet cleaning, to be included—especially upon lease renewal. Asking tenants to pick up a cleaner and do it themselves is not an acceptable alternative. If rent continues to increase, so should the level of service provided. Offering professional carpet cleaning upon renewal is standard in most rental properties, particularly for a small unit like mine.

Additionally, there needs to be enforcement regarding pet waste in the parking structure. The ongoing issue of animals urinating throughout the area—especially in the second-floor garage—creates an unsanitary and unpleasant living environment. I strongly suggest clear signage and signed FINES for residents who fail to clean up after their pets. The post by garage elevators are not acceptable. You walk through the area and a steam of dog pee to get to the garage/ hallway entrance.

Lastly, while I appreciate the maintenance team’s efforts, I am disappointed with the mismatched curtain shades installed in my bedroom. They do not match the original set in either color or style, and they appear to be of lower quality. I will be calling to request this be corrected, as all window coverings should be consistent throughout the unit.

I expect these concerns to be addressed promptly.

I have lived in this beautiful apartment for 4 years, and I truly love this community. I just wanted to give a shout-out to Nadia for doing an excellent job managing everything. The place is always clean, and I feel much safer with the safety measures you’ve put in place. Maintenance is always handled promptly, and I’ve noticed a significant improvement in how well the rules are enforced. It’s great to see that those who used to break the rules are now being held accountable. Thank you, Nadia, for making this a wonderful place to live!

This company took over the management of our apartment complex. Since then, they have made many improvements. The maintenance staff, Ryan and Kevin, are very friendly. My 5 year old son enjoys learning how everything works. They go above and beyond, letting him watch and learn how to fix things.

TERRIBLE place to live since IMT took over. Diane from the leasing office has a problem with trying to steal residents personal belongings. She tried to pick up and walk away with a resident’s speaker in the pool area because she was assuming that the people there were not residents of IMT. She also got caught in a blatant lie about not taking residents packages that were left in the mail room by Amazon, so if any residents have had packages go “missing” from there, this is most likely the reason why.

If you drive an electric vehicle, do yourself a favor and find somewhere else to live. 2 out of the 8+ chargers actually work so it’s nearly impossible to charge your car. It’s been this way for 6+ months and nothing has been done to resolve it. They also add INSANE fees to charge, even compared to the apartment complex directly across the road that is less than half the price.

The quality of living and the customer service provided does not match the price you pay to live here. There are no cameras on the property that actually work or are placed in a location to actually pick up relevant activity. Cars get broken into all the time, things are stolen, etc. so common sense would say to put these cameras in locations that could catch that, yet after numerous complaints and reviews stating the same thing, nothing has changed.

Don’t waste your time or money here. If you like the location, there are way better options within a mile radius.

Multiple times during my move-out I was told by Kevin Guardado that my account was balanced and good to be closed. Seven months later a collection agency calls me saying that I have been reported to them for delinquency by IMT. No one from IMT has attempted to contact me in the past 7 months and now I have a surprise payment of $1,600+ due today or they'll report to the credit bureaus. Happy to pay if I owe, but your communication was 0/10 and you misled me to believe I was paid-up.

Living at IMT Laguna Niguel has been an incredible experience! From the moment I moved in, I was impressed by the modern, spacious apartments with stunning finishes and top-notch appliances. The resort-style amenities, including a sparkling pool, spa, and state-of-the-art fitness center, make every day feel like a vacation. The beautifully landscaped grounds and dog park add to the charm. The staff and especially Kevin G. property manager is nothing short of amazing—always friendly, quick to address any concerns and consistently there for me when I need them. The location is perfect, with great dining, shopping, and the beautiful beaches of Laguna Niguel just minutes away. The community events are a fun way to connect with neighbors, making it feel like home. I highly recommend IMT Laguna Niguel to anyone looking for a fantastic place to live!

The maintenance team is absolutely amazing! Kevin, Ryan and Kenya go above and beyond with any need you have. Kevin was always so quick, attentive and informative for any questions or requests I had! We appreciated them so much! They really make this complex what it is!

We have lived here for 2 years, and within the last two months we have been flooded with noise complaints, even when we are not home. The leasing office continually blames us, even though they admit that they have no proof and cannot even give specifics of what the noise complaints are. Because all of the tenants in our apartment are young, we are spoken down to and our concerns are not taken seriously. Ever since IMT has taken over, this community has gone extremely downhill.
