The staff initially seems nice, the rent is reasonable, and the apartment and surrounding area are decent. The gym is well-equipped, and the maintenance team is reliable. However, the appliances are quite old.
My biggest issue is the predatory parking enforcement. My truck was towed for expired plates without any notice. I had been using my other vehicle for a week while waiting for my registration to be renewed and sent to me. There is no reserved parking here, there are plenty of spaces available and it was clear my truck is not an abandoned vehicle.
Adding insult to injury, there is an obviously abandoned vehicle parked right next to where my truck was that has been untouched for months (photo attached). So why was mine towed and not this vehicle? Now, I am facing a $600+ fee to retrieve my truck from the deplorable Kwik Tow company.
I pay my rent on time, pick up after my dogs, and take care of the apartment and have had no problem with the staff. Yet, this is how I am repaid—with a “sorry that happened, we didn’t have your license plate on file.” You would think a 7 billion dollar company like Cortland could afford to cover the $600 fee over the misunderstanding to keep a happy customer but the manager mentioned that wasn’t an option. It was clear my truck was not abandoned, but they seized the opportunity to legally steal my truck and hold it for ransom over expired tags. I guess they think they are the police or ADOT around here, I wouldn’t be surprised if management gets a percentage of the tow fee, which is why they are so eager to tow cars around here. If you’re thinking of moving here think again bc your car might be targeted

-update, I couldn’t care less about the generic owner response likely written by AI that is saying a whole lot of nothing, I’m still paying $600+dollars bc of you guys and your error of not having my license plate on file to notify me about my truck. This could have easily been avoided. Towing it over the holidays too really shows how much you care lol

Avoid this place at all costs! This is a poorly managed property who is simply in business to maximize the amount of money they can make. They purposely understaff their maintenance department and as a result it takes weeks for someone to show up to your apartment even if you submit an emergency request. The pictures attached are from a neighbor of mine who informed them his AC was leaking. They never came to repair it even after he showed them the buckets were filling up with water. Eventually the roof started to give in so he vacated the apartment. Continue to watch their reviews as several residents are in the process of vacating this property.

I’ve lived in a lot of different apartments and this one takes the cake as the absolute worst.
I did a blind move here from another state and chose this apartment complex based off the reviews. Reviews were good, the pictures online looked nice so I took the plunge.
Once I saw the actual apartment I was in utter shock. It was disgusting. Ac vent coated in dust, crunchy carpet, someone else’s hair wedged under the bathroom sink, sticky kitchen floors, dust and hair in the washer and dryer sliding door, mold in the windows. Obviously no one had ever cleaned this apartment nor did they bother looking over the apartment before giving it to the next tenant. Not only was this place covered in dirt after a few days we discovered this place was infested with cockroaches and silverfish. I had to do my own pest control here but they’ll still charge you for “pest control” in your rent 🙂
The only pros about this place is the maintenance guys and the open parking.
This place is so run down for how much rent they’re charging.
I could not wait to get out of that roach infested apartment.

Can’t say how much of a great place this is to live. Excellent service; they are very responsive. We had an issue here and there and the maintenance team got it fixed fast and were very informative. Five star all the way here.

Location and safety wise it's a five star. Neighbors usually keep to themselves. Very big complex, pool and grounds are always well kept. My unit was a little outdated. No lights on the ceiling in the rooms, wasn't cleaned when I moved in I had a huge ant problem every summer living on the first floor. Small unit for what I was paying after tax in rent was 1645.57 utilities in the summer are around 250 for power and 200-300 in utilities on top of rent.

Do not rent from this place. There is dog poop all over the property. They are always 3 weeks behind on maintenance request and rarely is anyone ever in the office because they are understaffed. They switched residential portals 6 months into me living their and turned off my notifications so I wasn't aware when the property was trying to get a hold of me.When I was in the process of moving out I sent in a request and every response to my inquiry was answered by a different person, and then the Property Manager came in at the end and said their staff had told me incorrect information and as a result, I owed them over 2k in move out fees. Hopefully everyone else who is in the process of moving out from this property will share their story so people can stop getting scammed by this company.
