I lived here for about 3 years and was very happy with my experience! I lived in the D6 and the B1 floorplans and both were fantastic. CLOSETS ARE HUGE!! The office staff is always so helpful. The renovations were needed and I’m so happy they are doing it! Great place to live!

It’s rediculous of how my son has had to endure the last few years. There’s trash everywhere. His apartment is a construction zone where the workers are using the apartment next to his for breaks and their dog. You’ll see there’s trash everywhere in that apartment through the window. My son was in a 2 bedroom where it started raining inside (see photos). They moved him to a one bedroom where the rent was increased and the couch was disgusting (see photo). Sadly I had to call the Regional manager multiple times In order for him to get into a one bedroom for a livable apartment. There’s so much that he’s endured living these few years. As his guarantor, I’ve had to advocate for him several times. They prey on college kids that doesn’t know any better and charge rediculous fees if they find minor repairs. But expect these students to live in this mess of what they call student living. Please PLEASE find somewhere else especially if you want your peace of mind.

The property manager Avery and staff have been very receptive and ready to help in anyway they can. Even though there was a lot of renovations happening which were stressful, they did everything they could to make transitions as smooth as possible. Great community!

I have lived here multiple times, the first time when it was Ozark Villas and had very little problems. With the new management, I have had nothing but bad experiences. The office staff is not helpful at all and maintenance is never followed through in a timely manner. Multiple people in the office have been rude to not only me but my roommates as well when we ask for help. I have experienced bugs that had to be fogged out of our apartment, to move to a different unit where my window has been leaking. It was sealed once and leaked through the seal and they came back telling me there was nothing they could really do but seal it again. A few weeks later and it’s leaking yet again, and not just a small amount. Water is running down my walls and has ruined my sheets and comforter as that’s the only wall my bed can fit on. The maintenance worker told me my window could’ve just fallen out and then Avery in the office said it was only because it’s a “non renovated unit.” There is a difference between non renovated and completely unlivable. I was told today 12/14 it would be fixed today and now they have canceled my maintenance request on a week it’s supposed to rain many days. Quite honestly the biggest waste of money to live here.

Extremely high rent for the value, sneaky fees, unexplained utilities costs, can only get packages during office hours. Poor gym equipment. Apartments are cheap and they office staff can be difficult to work with. Try to make you keep horrible furniture in unit.

This place needs ZERO stars. Water is coming into the roof of our unit. Buckets of standing water. The complex is trying to remodel other unsafe empty units to move us into. Meanwhile it has been 30 days with buckets collecting water over the kitchen appliances and water coming through light fixtures. We should have been moved immediately or immediately released from the lease. This complex has zero concern for residents.

Would give 0 stars if I could.

I would say not to move here except I know there aren’t many options for students in Fay…the management team knows this too which is why they do whatever they want and give their residents attitude anytime they are called out on it.

Forced to move into a new unit May 24th, which meant I had to start packing everything during finals. Oh and don’t worry, construction was going on outside the old unit before we were even moved out regardless so have fun trying to study or sleep in with all the noise. Don’t even get me started on having to deal with all this while my summer class was going on. Nails were left EVERYWHERE up and down the stairs during renovation and at one point our stairs were completely blocked off with caution tape…even though we hadn’t been relocated yet.

Our new unit was supposedly “move in ready” however it was filthy, and I mean truly filthy. The top to the table in the common area wasn’t even screwed on so it would fall off if anything was set on it. The couch cushions were so badly torn up that we had to go back to our previous unit and switch out the cushions on the couch there! The light in my bedroom didn’t work. The sink faucet was extremely loose. Painters tape was left quite literally everywhere. Which granted, the painting wasn’t even finished. And on top of alllllll of that, we did not have a balcony!!!! Yeah the balcony that we pay extra for in the lease …this supposedly “move in ready” unit didn’t have it! They kept making excuses as to why it wasn’t done yet, but honestly I could care less. We still had to pay the full rent amount without a balcony.

Finally to make this 10x better, 2 months after I left I get a charge for get this…a cleaning and painting fee! They will fight you every step of the way and be very passive aggressive when you explain that you deep cleaned everything and you have pictures of the supposed “paint damage” from when you got moved into the new unit.

Good luck if you move in here.
(Also don’t trust ANY of the 5 star reviews. This crap happed to majority of the people who lived here)
