I moved into this apartment complex last year and just started another year-long lease. Friendly and welcoming staff, who have continued to make my experience here nothing short of fantastic. Maintenance needs are met quickly 24/7. And they do a good job with little events and keeping the complex nice.

The location is absolutely ideal! It’s a walk to parks, restaurants, and shopping centers. The convenience of having everything I need within walking distance has truly enhanced my lifestyle. (I bicycle mainly). Plus, public transport is easily accessible, making commuting a breeze.

The amenities offered at this complex are impressive. The fitness center is well-equipped, and I love taking advantage of the beautiful pools.

I highly recommend this apartment complex to anyone looking for a comfortable, friendly, and convenient place to live.

Absolutely HORRIBLE place to live. My Fiancée and I lived here for 2.5 years and were furious how they treated us and how they handled our move out.

First off, the rude/snarky front desk staff go out of their way to fine/threaten to evict you within 10 days if you don’t pay outrageously expensive charges, regardless of circumstances. My fiancée and I due to last minute issues with my mothers work schedule, had to look after a 5 month old 9lb maltipoo puppy she was trying to rehome after the death of a family friend left him ownerless. To meet their requirements for him to be in our apartment, I immediately scheduled him for vaccines and was waiting for the paperwork before submitting things to the palisades (I had time stamped emails/appointment records to prove it). I was then fined $763.03 (which I promptly paid) for not reporting him upfront, and threatened with immediate eviction. My Fiancée and I already had fully paid deposits and pet rent for our cat for the entire duration of our stay, and so adding on another pet wasn't a big deal to us. But despite this, the Palisades were cold, short, rude, and acted as if we were trying to deceive them over the situation. Over the next week, they threatened us with eviction and potential fines 2 more times as “friendly reminders” for having a grill being stored on my patio (that had never been used), and because they didn’t like how I set out my trash for the valet waste they make us pay for. I was given no prior warning despite setting my trash out the same way for 2 years, and was furious because the only way they could have known what was on my patio was to spy on me from the third story of the adjacent building (see maximally zoomed in attached photo from specified location). There is no other way to see onto the patio from the entire complex. They also never asked for my pet vaccination records once they had my money.

Lastly, the front desk staff all tell you different things when it comes to move out expectations. I was originally told the carpet would need to be replaced due to have pets and that it was past the 5 year life expectancy. They said they didn’t want me wasting my money getting it cleaned, as they were replacing it anyways. I thought this was strange but wasn’t going to argue with them about it. When I asked for it in writing, they told me they’d send me an email with all details/expectations later on. When I pressed them for the email just before my move out date, they played stupid and acted like they had no idea what I was talking about. Fast forward to the “move out inspection” which was a total joke. They made us wait over an hour past our “scheduled time” just to have the maintenance man say he was only responsible for “taking photos of everything” and that it was “up to the front desk to charge us accordingly.” They would then have a private contractor come on a date we weren’t allowed to be present for to make estimations for repairs and charge us afterwards. To be clear, I’ve lived at a handful of apartments between getting my doctorate degree and working full time, and have NEVER not received a full or near full security deposit reimbursement. I ended up having to pay additional money on top of the deposit despite making sure the apartment was incredibly clean upon my departure. If you think it won’t happen to you after reading all these horrible reviews (I was that guy too), think again. Do yourself a favor and rent elsewhere where the management cares about their tenants and not how much they can screw you over.

I can’t go behind the one star, before moving out inspection we did cleaning with professionals and we did duct cleaning and food odor treatment and now they charge me with that again. Who ever planning to move especially Indians don’t go there. I strongly recommend they charge for Indians this even after you do this treatment.
This is the worst management I have seen.

Really not good apartment. I’ve lived in 8 apartments in 6 years and this was the worst I’ve lived in. Management is very unhelpful and lots of fees. Was also charged 800$ for carpet repair/removal, so watch out when you move out. If you can find something else, don’t live here.

Update: I had zero unauthorized animals in my apartment at any time and you have zero proof of that. I paid pet rent until my cat died and you still tried to charge me for pet rent because he didn’t die within your “policy” timeframe.

Review for Palisades Apartments, Phoenix (44th St)

My experience with Palisades Apartments on 44th St in Phoenix has been nothing short of terrible. I was misled from the start. They had me sign what I thought was a preliminary lease, under the assumption that I would come back with my deposit and receive keys for move-in. I initially planned to move in six weeks later, with the option of either Halloween or November 4th as my official move-in day.

When the week finally arrived, I called a few days in advance to confirm I’d likely move in on the 4th. To my shock, Leslie and the team suddenly became strict, saying my lease was finalized and that the move-in date could not be adjusted. This reaction was baffling since I hadn’t made any previous changes to the date. It was then I realized that not only was my lease officially signed without the flexibility they’d led me to believe, but they were now warning me that if I didn’t move in, I’d be billed and collections would follow up.

Fast forward to today I receive a bill for around $20,000—representing a full-year lease, despite my request for a six-month term. Palisades misrepresented their process and handled my situation with zero transparency or flexibility. I would highly caution anyone considering this property; their deceptive practices and lack of customer care made this an awful experience.

I applied to this complex being told by Teagan that my cash income was acceptable as long as I was able to verify it with an offer letter. I am a seasonal worker as a golf caddie, and needed a 6/7 month lease. I was denied today because despite my 6k-7k cash income on my bank statements, an offer letter directly from my employer, and all other qualifying documents. I received a call today stating that I needed to update my renters insurance to the location of this apartment before my application would be reviewed. I thought it was weird but did it anyways. Immediately after CHANGING MY POLICY, I received a call stating that I would not be approved because my income was not verifiable. Do not waste your time at this complex. They are unprofessional, inconsistent, incompetent, and disrespectful. They encouraged me to pay for the application, administration fees, insisted I CHANGED MY INSURANCE POLICY, fully aware that they were never going to accept it. They failed to communicate, gaslit me, and screwed me over. May you all have the days you deserve.

Writing this review to help anyone planning on moving here. I first want to say, under no circumstances are ANY of my complaints about the staff as I truly believe they tried to assist at every opportunity they had. I lived at the palisades one year and had the worst experience I have ever had in a living situation. Immediately upon moving in I noticed earwigs in my apartment every night/morning. They were everywhere in my apartment from the bathroom, to the kitchen, to my bedroom. I contacted the office and they recommended to have pest control come. The pest control man is amazing and I truly believe he did all he could to remedy the situation but even after coming every 2 weeks I had to deep clean my apartment EVERY OTHER DAY. Moving furniture, vacuuming, and avoiding mopping (to not clean up the bug killer) in an attempt to remedy the situation. This prevented me from traveling or leaving my apartment for more than a day at a time out of fear of an infestation. I then began getting scorpions which I am allergic to. I had to contact the office and provide a doctor's note for them to move me apartments. I was living in absolute hell for 2 months. After moving apartments I only proceeded to find 2 more scorpions total but continued to have silverfish and some sort of black bugs during the hot months. Once it cools down the bugs go away so be aware. The complex is beautiful and the staff is very nice but the apartments themselves are not well kept. Things break very easily and although the maintenance staff is very quick to fix it I just feel that the apartments are cheaply made so it is only a matter of time before things break. My move out was very smooth and again I cannot say enough about the staff but truly would not recommend anyone moves here.
