My husband, son and I have here for a year and couldn't be happier. The office staff is so nice and always willing to do anything for us. They host so many events all throughout the year to show their residents appreciation. The grounds are always maintained and are beautiful. Maintenance is always helpful and get things taken care of. We love taking family walks to enjoy our neighborhood and the amenities. They have an amazing gym and grilling area which they have really made state of the art! Our location being near Huntsville airport is no issue because you can't hear the planes when you're inside. I've lived in many apartments in my life and this is by far the best. I would recommend this place to anyone.

Before you read my review, read all the responses from SAM management on other reviews. Just excuse after excuse. They never take responsibility. Is that what you want from the place you live?

Let’s start with the absolute violation of privacy that happened when a maintenance worker entered my daughter’s bedroom while we were gone. The air conditioning unit broke (again, no surprise—theirs are outdated), and when we came back, I found out that the maintenance guy had been in my daughter’s room for no reason. What if she was home alone? When I went to the office to ask about it, they gaslit me into thinking it never happened. They literally tried to convince me I was crazy. I’ll never get over that.

They’ll nickel and dime you for everything: Leave your trash can out after 9 AM? $35. Put out more than two trash bags? $35. Break a tab on your blinds (through normal wear and tear)? They’ll charge you at least $50—but sometimes up to $300.

The $500 fine for not picking up after your dog. But I missed ONE small piece, and they hit me with that outrageous fine. Oh, and the fun part is that they’ll make you pay to DNA test your dog to prove it’s theirs. Guess what? There are plenty of dogs that don’t get DNA tested. If you’re lucky enough to hide your dog’s poop from them, more power to you. But if they find one tiny piece? Brace yourself for that $500 fine, no warning.

When my daughter and I moved in, they didn’t have all these crazy dog rules. We didn’t have a dog then, but I was told it would be fine to have one visit, and that fostering a dog was totally okay, just let them know if it became long-term. I got excited because fostering has always been a dream of mine. I ended up fostering a three-legged dog, and when I told them, they immediately slapped me with a $300 deposit or threatened to take the dog away.

Then, after that experience, I ended up adopting a dog, but the poor girl got terribly sick from the pound. She was literally near death, so I didn’t make the payment right away. And guess what? I got another warning, threatening to take the dog unless I paid the deposit. My daughter was devastated thinking they’d take her dog away.

AC broke again (see a pattern?), maintenance fixed it, and then the next day, I got a notice on my door saying my apartment was “filthy”. I called the office and they couldn’t give me a clear explanation. I was given two weeks to clean up something that I still don’t know was ever a real problem. For two weeks, I didn’t really clean anything, because I wanted to see what they would say. When they came to check, they said I had “cleaned it up.” When I told them I hadn’t even cleaned anything, they said they’d talk to the maintenance guy and never followed up. The story changed again when I asked Olivia about it—first it was about filth, then it was about a smell that no one could detect. No one could prove it was dirty, no one could show me any evidence. It was all just a convenient excuse to threaten me with fines.

Honestly, I can’t even explain how much stress and anger this place caused me. The residents were great—every single person was kind and respectful, but the office? They are horrible. They only care about squeezing every last penny out of you. Once you’ve signed the lease, they’ll treat you like garbage. Their only priority is money, money, money. If there’s ever a choice to be made, they make the choice that a jerk would make.

TL;DR: Don’t even think about moving here. This place is a nightmare. If you value your privacy, your sanity, and your wallet, just go somewhere else. Do yourself a favor and avoid Somerset of Madison at all costs.

DO NOT LIVE HERE. The thieves that run this place will lie and do anything they can to take more money than the agreed amount! They will NOT return your security deposit no matter how much work you put into cleaning up. Don't make the same mistake I made of living here!!!

My fiancé and I just moved in a few days ago and we love it so far! Dani was very helpful with everything and super nice! She made us feel very welcome and gave us a ton of information on the apartments so we had no questions about anything! The apartment is beautiful and clean and they were sure to tell us to let them know if anything doesn’t work. The community is also gorgeous; we live a few steps down from the beautiful lake and we’re loving it!!

While, my wife and I did not decide on staying at Somerset. We did thoroughly enjoy our tour. Dani helped us so much and was super professional helpful and all around the best tour giver in all of Madison, Huntsville area. She went above and beyond to make us feel comfortable and give us a reasonable apartment in our budget. She does not oversell she gives you exactly what you ask for.

I have been here going on 3 years and i have been reporting a leak under my walls that soaks my carpet every time we have a heavy rain. Since the day i moved in. They replaced the swolle baseboard but never solved the problem. I jist went in and asked for the manager and she was immediately defensive saying that she didn't know anything about it and that no one on her staff told her anything. She raised her voice at me and told me that i should have told her directly and it would have been taken care of. Im so frustrated that im crying right now. She argued with me about how to do her job when i told her that its her and her staffs responsibility to communicate big issues to eachother. This is where people live. You should be able to count on the staff taking a possible mold issue seriously. I never raised my voice or got agry over the last couple years jist dutifully reported the issue on the portal as it says i should do in my lease. As well as talking personally to the office staff over and over again, in person and on the phone. I have asked for a mold report and copies of all the maintenance requests i have done over the years. There are very few options for apartments near my son's school and this is the main reason i have not moved yet. This place keeps adding one thing after another that incurs fees for their residents. Like dna testing the dogs, parcel lockers, valet trash, and now a new pet screening 3rd party that we have to pay for to have pets. Thats after the resident already pays a pet deposit and pet rent. All i got from the manager jist now was "it's not my fault". Well who's fault is it then? Mine? I did as it says to do in my lease and now im getting treated like this? What if there is black mold in the walls? I have never felt so sick and frustrated and belittled by a property manager before. This place sucks. Dont move here.
